Early booking (10%), late booking (10%). It will also give you an instant confirmation if your booking is more than 2 weeks away so you can go ahead and confirm your flights. The site also provides a secure payment area for credit cards and money is held in a client account, until after your stay, for your security and peace of mind.

The prices are per week but we do accept bookings for any number of days subject to a minimum stay of 4 nights. The cost will be worked out pro rata.
25% non refundable deposit is payable to secure your booking and the balance is due 8 weeks before departure. If your stay is less than 8 weeks away the full balance is payable.
Please note that you may not get instant confirmation of your booking in certain circumstances but we will get back to you as soon as possible to confirm

Smoking and Pets:
Our home is a no smoking property with absolutely no exceptions. If you smoke we request that you do so outside. If you do smoke inside the property you will be charged $150 to have the house shampooed and deodorized. Thank you for your help and understanding. Pets are not permitted in our home at any time out of respect to future guests who may have allergies. If it is discovered that a pet has been in the home, there is an automatic charge of $150 to cover the cost of professionally cleaning all carpets and upholstery. There is an additional charge should a pest control company's services be required. You will also be asked to leave the home, forfeiting your stay and all payments or deposits made.
Firearms
Firearms of any kind are prohibited in our home. If a firearm is discovered in the home, you will be asked to leave, forfeiting your stay and all payments or deposits made.

Extras

Security deposit
If booking on line through my bookings system you pay £25 for damage waiver insurance to cover security deposit (this means that your credit card is not tied up for up to 6 weeks with the charge on it) which many guests prefer. If paying directly or by Paypal, security deposit is £200 and will be charged separately. Fully refunded as long as no damage occurs during your stay.
Pool heat:
£10 per day also payable with your booking costs- please advise at time of booking. Please note they may be a waste of your money if you intend to spend a lot of time at the parks - as it may be too cool at night to go swimming. Pool heat is usually advisable if required from October to April.

At the same time as sending an questions to our AOL address would you also please send a copy to jeanmdidwell@hotmail.com as we have had advice that sometimes the e-mails are returned to you undelivered. This is a double check to make sure we are getting your messages as we do care about your queries and we ensure that nobody goes unanswered. We want your vacation to be the best possible and hope that it will be a time you remember forever.

INSURANCE- PLEASE READ

We all think that it could never happen to us - but it just might - we strongly recommend that you take out travel insurance to cover your vacation. We suggest you ask for the independent traveller option to be included. This covers you if any one element in your booking goes wrong as well as if you have to cancel your whole trip for any reason. It may cost you a little extra but peace of mind is worth it. We provide documentation to back up your claims.

Parking and Vehicles

No cars are to be left on the roadside; this is in breach with the rules of Highgate Park. Cars left on the kerb side are liable to be clamped or towed away. There is room for 2 cars on the drive. No cars are to be parked on the lawn areas as this can result in damage to our irrigation system and you will be charged for repairs. Commercial vehicles, campers, mobile homes, recreational vehicles, home trailers, boats shall not be permitted to be parked or stored on the property or anywhere else on Highgate Park. No vehicles may be attached to the utilities of the villa. This is governed and enforced by the Homeowners Association of Highgate Park. Our security company will notify us of any breach of these conditions and issue notices and take photograophs.

Trash. We have twice weekly collections and we ask for your help in only placing the bins out by the kerbside late the night before - they attract all sorts of animals so make sure the lid is firmly shut at all times or you could be greeted by all your rubbish in the driveway! The Home Owners Association also has very strict rules about putting the bins back after collection so please replace them behind the trash screen at the side of the home as soon as possible. We are liable for fines which will be deducted from your security deposit if they are left out at the wrong time. Your co-operation in this matter is much appreciated.
